A well-established commercial real estate and multifamily proper owner in the Greater New Orleans area is seeking a Director of Commercial Properties to oversee a diverse portfolio consisting of office buildings, strip malls, and storage facilities. This leadership role requires a seasoned professional with a strong background in commercial property leasing, property operations, budgeting, and team management.
Key Responsibilities
- Directly manage day-to-day operations across a portfolio of commercial properties.
- Supervise on-site administrative and maintenance staff, as well as third-party vendors and contractors.
- Develop and execute marketing strategies, including print, promotional, and social media campaigns to attract and retain tenants.
- Conduct property tours with prospective tenants and maintain strong, positive tenant relations.
- Manage tenant build-out requests
- Lead lease negotiations and recommend strategic renewal terms to optimize occupancy and revenue.
- Perform regular property inspections to ensure maintenance standards and compliance are met.
- Coordinate all aspects of tenant move-ins and move-outs, including walkthroughs and oversight of tenant improvements.
- Create and manage annual operating budgets, monitor expenses, and oversee rent collection in line with lease agreements.
- Analyze and reconcile CAM charges, rent payments, and other tenant obligations.
- Identify and address legal issues, including recommending and managing eviction proceedings as needed.
- Foster strong professional relationships through participation in industry and civic organizations.
Qualifications
- Minimum 5-years of experience in commercial real estate, with proven expertise in leasing, tenant relations, and property operations.
- Professional designations (e.g., CPM, CCIM, RPA) are a plus.
- Strong written and verbal communication skills.
- Advanced understanding of financial reporting and analytics, including budgeting, forecasting, and variance analysis.
- Proficiency in Microsoft Office Suite (Excel, Word, Outlook); AppFolio or similar property management software experience a plus.
